In more grim news for buyers, traditionally affordable cities like Adelaide and Hobart are also setting price records.
Domain Senior Research Analyst Dr Nicola Powell said the average house price in Australia is now just under $900,000 with units at just under $585,000. Nationally, house prices reached a record high over the March quarter of $899,509, she said. The 5.7 per cent quarterly gain is the steepest rise in almost 18 years, with all capital cities posting growth. This is the first time house prices have risen simultaneously for two consecutive quarters since 2009 post-GFC.

Winter has arrived slightly early in the South Island, with freezing temperatures and dumps of snow in many places this morning.
A midnight storm dumped about a centimetre of snow onto the Porters Alpine Resort near Castle Hill near Arthurs Pass early this morning.
And parts of inland Otago woke to below-zero temperatures - down to -3.2C.
Porters operations manager Blair James hoped the cold snap was an early indicator of good snowfall this season.
Influencers across the nation gave a sigh of relief when gossip account Celeb Spellcheck announced it was permanently deleting its Instagram two weeks ago.
But on Tuesday, the notorious snark account - which garnered over 160,000 followers - made a very cryptic return to the social media site, sharing an image of one of the Olsen twins making her way through paparazzi with no explanation.
The mysterious account owner - who has always remained anonymous - didn t allow comments on the photo, and shared no caption alongside it.
